The Small Print

As always there has to be some small print - it protects both you and us from misunderstandings.

Please read the notes on the left for an explanation of why these terms exist.

1. Accommodation - The property is hired on the basis that the accommodation is solely for family holiday use for the contracted period only and that no right to remain exists for the hirer or any person allowed into the property by him/her. The hirer will be liable for any costs incurred as a result of a delayed departure. For insurance purposes, please advise us of any changes you make to the holiday party. We do not accept bookings for 'party use'. If we do accept non family bookings special conditions may apply.

2. Arrival and Departure - Rental is from Saturday to Saturday except where otherwise agreed. Arrival is at 3pm and you must leave the property no later than 10.00am on the day of departure. (see note 1)

3. Deposit - A deposit of 30% of the rental costs should be made at the time of booking. Please pay by bank transfer where possible (details will be provided). A payment link for card use can also be sent.

4. Total cost - The full balance of the total cost is payable not later than 6 weeks before the arrival date. Bookings within the 6 week period must be paid in full. A receipt will be issued for all payments.

5. Cancellation – When you book any holiday you are entering into a legally binding contract. If you have to cancel or cut short your holiday for whatever reason you remain liable for the rental. We therefore strongly advise you to take out insurance to safeguard your holiday. We do not endorse or receive commission from travel insurance providers but you may be interested in the plan offered here. It would need to be taken out at the time of booking. Annual travel policies usually also cover UK travel (but check your policy). See note 2

5. Cleanliness, loss or damage - The hirer is expected to leave the accommodation as found on arrival and to pay for any losses, breakages or damage. The costs of rectifying any damage caused however unwittingly during your stay must be settled in full prior to departure. See note 3.

6. Non-availability of the property - If for any reason the property is not available on the date booked, all rents and charges paid in advance by the hirer will be refunded in full, but the hirer shall have no further claim against the owners. See note 4.


Note 1

We need time to clean and prepare the cottage for new guests.

Note 2

It may seem harsh to lose money when for unexpected reasons you cannot continue with your holiday - however, it may be impossible for us to re-let in time and it would be unfair on us to forego our income. This is why we suggest cancellation insurance.

Note 3

We don't ask you for a security deposit - so expect honesty in return. None of us like to pay for damages but it's part of the deal!

Note 4

We'll do our level best to avoid disrupting your holiday plans - but we do promise to promptly refund your money if we are unable to let the cottage for any reason.
